Fall Winterization & Blow-Out
Compressed air blow-out to protect your pipes from freeze damage.
Why Winterization Is Critical in New England
Massachusetts winters routinely bring temperatures well below freezing, and the frost line in the Billerica area extends 36 to 48 inches below the surface. Any water left in your irrigation pipes, valves, or backflow preventer will freeze, expand, and crack the components — often in places you cannot see until spring. A single cracked PVC lateral line can cost $200 to $800 to excavate and repair, and multiple freeze-damaged zones can push repair costs into the thousands. Professional winterization using compressed air is the only reliable way to remove all water from the system and prevent freeze damage entirely.
Our Blow-Out Process
EMI Irrigation uses industrial-grade air compressors calibrated to deliver 50 to 80 PSI — enough to clear all water from the lines without exceeding the pressure rating of your pipes and fittings. We shut off the water supply, open the drain valve, and then blow out each zone individually, starting from the zone farthest from the compressor and working inward. Each zone is cleared until no water mist is visible from any head. We then close all drain valves, shut down the controller, and set the system to rain mode so it does not attempt to activate during winter. The entire process takes 30 to 45 minutes for a typical 6 to 8 zone residential system.
When to Schedule
In the greater Billerica area and surrounding towns — including Lexington, Concord, Arlington, Waltham, and Burlington — the ideal time to winterize is between mid-October and early November. The goal is to complete the blow-out before the first hard freeze, which typically arrives in late October or early November in this region. We recommend scheduling by early October to guarantee availability, as our October calendar fills quickly with homeowners across the service area preparing their systems for winter. If you are a member, you receive priority scheduling and we will reach out proactively to book your winterization appointment.
What You Get
Frequently Asked Questions
Water left in the pipes will freeze and expand, cracking PVC pipes, damaging valve diaphragms, and potentially rupturing the backflow preventer. Repair costs typically range from $200 to $800 per zone. In severe cases, an entire mainline section may need to be excavated and replaced. Winterization costs a fraction of what freeze repairs cost.
Most shop compressors do not deliver enough sustained volume (measured in CFM) to properly clear irrigation lines. A small compressor may appear to clear water from the heads, but water often remains trapped in low points, valve bodies, and the backflow preventer. Professional winterization uses high-CFM compressors specifically designed for this purpose.
Yes. Both the 1-Year ($410) and 2-Year ($710) membership plans include fall winterization along with spring activation and a mid-season check-in. Members also receive priority scheduling for the earliest October dates.
